Cape Coral is a city located in Lee County, FL on the Gulf of Mexico.  Founded in 1957 and developed as a master-planned, pre-platted community, the city grew to a population of 154,305 by the year 2010 and, at build-out, it is expected to reach 400,000. With an area of 120 square miles Cape Coral is the largest city between Tampa and Miami. The city is known as a "Waterfront Wonderland" -  with over 400 miles of navigable waterways, Cape Coral has more miles of canals than any other city in the world. "The Cape" is divided into four quadrants, with most of the residential development and population concentrated in the SE and SW sections and pushing up into the NE and NW quadrants. 

City utilities (water, sewer, irrigation) are available in all of the SE quadrant and most of the SW and in some areas of the NE as well. Homes in the NW quadrant is still served by individual septic and well systems. City Utility Extension Projects for the remaining areas of the SW (6&7), the NE and NW are either in the works or slated for designated start dates in later years.

Earlier homes from the 1950's and '60's can still be found sporadically in the SE. These were homes built by original settlers of the community. They served either as  permanent residences or vacation homes. Cape Coral is also filled with newer and newly constructed homes. Most of these homes feature open interior plans, many with attached lanai and pool. With so many miles of waterways, you can imagine that there are many homes with direct canal, lake or basin access and outfitted with their very own dock and lift. Since so many of these waterfront homes are situated on navigable canals, boaters can travel the waterways out to the open waters of the Caloosahatchee River and the Gulf of Mexico to fish, explore or simply spend a free day in the sun, visiting waterfront shops and restaurants.




Compared with many parts of the country, Cape Coral home prices still offer great affordability. According to the SWFL MLS, the November 2014 median single-family home sales price was $170,000, calculated from 269 listings during that month (this information is deemed reliable but not guaranteed and may change as more data is entered into the MLS system).

Community amenities abound: Cape Coral offers plenty of  parks, sports complexes (39 in number) and other recreational facilities. Schools K-12 can also be found throughout the city, and there's no lack for shopping. Shopping centers are fairly evenly distributed throughout the Cape, with most of the heavier commercial activity restricted to the busier arteries. Bookstores, bakeries, supermarkets, groceries, fish markets, delis, hardware stores, department stores are all easily accessible along  Cape Coral Parkway, Del Prado Blvd., Santa Barbara Blvd. and in several other of the city's shopping districts. And if that's not enough a quick trip over the Cape Coral or Midpoint Bridge will bring you to even more shopping in Fort Myers - the possibilities are endless.
