Southwest Florida - Warm Weather, Reasonably Priced Homes, Comfort and Easy Living

Looking for a warm-weather safe haven for your investment dollars? Thinking about those impending retirement years?


For the price of a one-bedroom apartment in many parts of the country, investors can buy an expansive single-family residence in Southwest Florida. What’s more, management and repair costs are also lower in Florida, saving these investors even more. To get the most out of their investments, many U.S. and international buyers are broadening their real estate searches to beyond their home states and countries and choosing properties in Southwest Florida instead. Current Southwest Florida investment inventory in Lee County, comprising Cape Coral, Fort Myers and Lehigh Acres and other areas, combined with the pace of sales of single-family homes created a 5.1-month supply of inventory in October of this year.


The Region
Southwest Florida extends from Sarasota down to Naples and Marco Island and encompasses four counties: Sarasota, Charlotte, Lee, and Collier. This part of the Sunshine State enjoys on average 355 days of sun  during the year. The average high temperature is 84.5 degrees. The coast is lined with white powdery sand beaches along the shores that meet the Gulf of Mexico. In Lee County, investors, retirees, and "snowbirds" from all over the globe are served well by highly amenitized communities that still offer moderate real estate prices. Among the region's communities boasting "the most bang for your buck" are Cape Coral, Fort Myers, and Lehigh Acres. Other higher end communities within the region are Bonita Springs, Sanibel and Captiva Islands and Naples.

 
Cape Coral real estate investments offer the most versatility. Cape Coral is a city of approx. 120 sq. miles and has a population of approx. 150,000. Founded in 1957, the city has grown to become known as a "Waterfront Wonderland" with its 400 miles of navigable waterways, canals, lakes, basins. The city is divided into four quadrants, with most of the development pushing from the established SE and SW sections to the NE and NW quadrants. Property types include reasonably priced single-family homes, attached condos & townhomes, as well as duplexes and other multi-family properties.


Southwest Florida Market Trends
In October 2014, the median price for single-family homes in Lee County again hit $184,175, up 5.2 percent from September of this year. Closed sales of homes priced under $150,000 were numbered at 229 in October. Compared to June 2013, traditional properties reflected 77% of sales, while short sales were made up 3% of closed properties and foreclosures 20%.
